‘Motivated Seller’ gets thrown around in many different listings on a daily basis, but how do you figure out what each seller means and wants? Aren’t all sellers motivated, since their home is on the market? Below are a few ways to work with motivated Denver sellers that will give you the best deal.
Offer Less
If a homeowner is truly desperate – whether because of a home being on the market too long, a divorce, or they just want the process to end – they are truly motivated. In this case you may be able to offer less than the asking price and still get the house. For the best results, be sure to keep your offer fair; offering 80-90% of the list price can help you land the home.
Do Your Homework
If a motivated Denver seller is stuck with a home from a bad deal then they may be selling to simply get out from under the property. Before you do anything, it is important that you do your research to learn as much as you can about the property. Find out about past owners, the neighborhood, do a home inspection and get a copy of city plans. Look for any red flags that show that this is a potentially bad deal for you as well; however, if it passes your inspections then you might be able to get a better price for the home.
Go Above the Bidding War
Many motivated Denver sellers will price their home low with the hopes of creating a bidding war amongst potential buyers. Perform your due diligence and be sure to get your pre-approval ready, making your offer look more credible. Keep in mind that this is a very emotional process for sellers; take the time to show the sellers exactly how much you love the home, appealing to their emotional side.
Offer the Asking Price
If the motivated Denver seller is truly selling just to sell the home, then you may be in luck. If you are able, and don’t want to deal with a negotiation, try offering the list price. This will make your offer more noticeable and memorable to the seller.
Be sure to have all of your information in order before you start searching for the right home. Not every motivated Denver seller is in the same situation, so not every listing that says ‘motivated seller’ will mean the same. Take the time to figure out what each seller means and wants out of their transaction. Keeping this in mind will help you to be more successful in purchasing a home that is right for you at the price that’s right.
